Dallas is big, fast, and unapologetically car-dependent. Dallas regulates residential land use through its Development Code. Accessory dwelling units are not permitted as-of-right in most single-family zones — homeowners must either be in an area with an Accessory Dwelling Unit Overlay (ADUO) or seek a board of adjustment exception. An ADU in Dallas can be up to 800 sq ft. In 2025, the Dallas City Council adopted a major residential code update enabling small-scale missing-middle developments up to eight units and three stories on lots up to 7,500 sq ft, though this change addresses building code rather than underlying zoning.
State-level SB 15 (effective September 1, 2025) bars Dallas from requiring lots larger than 3,000 sq ft in new subdivisions of 5+ acres, and SB 673 (2025) preserves ADU rights statewide. THOWs are classified as recreational vehicles and cannot serve as full-time residences in standard residential zones. Foundation-built tiny homes that meet IRC standards and fit inside an ADUO or variance can serve as a primary residence or ADU. Rural placement on unincorporated land in surrounding Kaufman, Ellis, or Rockwall counties remains the most permissive path.

Setup typically means organizing a neighborhood-wide planning effort to establish an overlay, which can take months. The 2025 residential code update does not change this zoning posture — it changes construction standards for missing-middle projects up to eight units. If your neighborhood already has an ADUO, a detached ADU is a clean path. If not, budget time.

Expect $500-$800 per month for full-hookup sites in the DFW metro as of April 2026. Texas DMV registration is required: travel trailers, park models, or house trailers depending on size.
